The first house of the Schlagel neighborhood was built in the year of 1963. During the 1950’s, the ranch style houses began to take over the market, they were the style every builder was producing. As the 1960’s rolled around the ranch style houses held their ground and stayed at the number one spot but the split-level houses began closing the popularity gap. This helps explain the style of houses throughout the subdivision. There is a total of fifty houses in the subdivision, with 39 being one- story ranches, 9 are two story/ split level houses, and two have three levels to them.

The Schlagel subdivision in Longmont, Colorado is an extremely desirable neighborhood. Schlagel is located between Airport Road and Hover Street on the south side of Nelson. The subdivision has prime location. It is far enough away from the heart of Longmont that the constant annoyance of cars and other man made noise will not disrupt your everyday activities. The subdivision is secluded enough that the only traffic that drives through the streets are the neighbors and the mail man. It allows the streets to be a safe place for the kids to walk to the park or to casually walk their dogs down the non-busy street. Within the subdivision, is a beautiful, open park that is within walking distance from any part of the subdivision.

The Schlagel subdivision is still exceptionally close to grocery stores, restaurants, and the Regal at the Peaks Movie Theater. The distance between the areas is roughly 1.2 miles, which would take approximately three- four minutes to drive there depending on traffic. If you need some retail therapy there are multiple options, you could choose to visit the shopping area off 119, which is only 13 minutes away and a 2.9 miles’ drive. The shopping center off Ken Pratt Blvd. consists of stores such as, Dicks Sporting Goods, Ulta, Maurice’s, Best Buy, and more. The other retail therapy location is the Front Range Mercantile, only 6 short minutes away and filled with treasures. The neighborhood is located only 3.1 miles away from the Longmont United Hospital, taking approximately 9 minutes to get there. A comforting distance away in the case that there are any emergencies.

As of May 1st, 2017, the Longmont Fire Department ISO rating improved to a 2. The ISO ranking is determined by the emergency responder’s ability to protect life and property, like golf scores, the lower the number the higher ranking. ISO stand for Insurance Services Office; their scores can help determine insurance rate for a city. According to the City of Longmont website, there are only 920 fire departments nationwide that obtain an ISO score with a 2, therefore Longmont is ranking within the top present of fire departments. According to Info Sparks, the average sale price for the subdivision has increased by $72,500 within the last year. The average sale price has been on a steady incline with only a small dip over the past years. This is occurring for a few different reasons. The main being that Schlagel is an extremely desirable place to reside.

Schlagel makes for a perfect life-time home. With many the homes being a ranch style house, there are no stairs to worry about as you get older. This eliminates one predominate reason people move later in their lives. Schlagel is also a HOA free subdivision, there will be no one dictating how many animals you could have or even what kind of animals. Many of the lots have roughly half an acre to almost a full acre, allowing pets to have plenty of running space. There’s no wonder why the houses in Schlagel sell so shortly after being put on the market and are sold above asking prices.
